Scottsdale is receiving serious national attention—and not only for its resorts, golf courses, restaurants, and desert scenery.
According to the Henley & Partners USA Wealth Report 2025, Scottsdale ranked as the fastest-growing wealth hub in the United States, with its resident millionaire population increasing by 125% between 2014 and 2024.
For the report, the Scottsdale market includes both Scottsdale and neighboring Paradise Valley. It defines millionaires as individuals with at least $1 million in liquid, investable wealth, excluding real estate assets.
That distinction matters. The report is not saying Scottsdale home values grew by 125% or that everyone counted recently moved here. It reflects significant growth in the number of high-net-worth residents living in Scottsdale and Paradise Valley over the past decade.
What Is Driving Scottsdale’s Growth?
Henley & Partners identifies the region’s expanding technology sector as a major contributor. Greater Phoenix continues attracting companies, executives, entrepreneurs, and skilled professionals, with Scottsdale and Paradise Valley offering desirable places to live within the larger metropolitan area.
The lifestyle is another important part of the appeal.
Scottsdale combines desert beauty with outdoor recreation, golf, resorts, restaurants, shopping, cultural experiences, and a wide variety of homes. Buyers can choose from condominiums near Old Town, established central Scottsdale neighborhoods, golf communities, modern luxury homes, and private desert estates in North Scottsdale and Paradise Valley.
What Could This Mean for Real Estate?
Growth in Scottsdale’s high-net-worth population may help support demand for quality housing, particularly homes offering desirable locations, thoughtful updates, views, privacy, outdoor living, golf access, or proximity to dining and entertainment.
Still, the ranking should be kept in perspective. It does not mean every property will appreciate at the same rate or that normal market conditions no longer apply.
A home’s performance still depends on its neighborhood, condition, price, competition, and available inventory. National recognition can strengthen Scottsdale’s overall appeal, but it does not replace careful preparation, pricing, and marketing.
Scottsdale Is Not One Single Market
Scottsdale includes many distinct communities, each offering something different.
Old Town provides energy and more walkable surroundings. McCormick Ranch is known for established neighborhoods, greenbelts, and a central location. Gainey Ranch and Scottsdale Ranch offer planned-community living, while North Scottsdale features desert surroundings, golf, and larger luxury properties. Nearby Paradise Valley is known for privacy, expansive lots, mountain views, and custom estates.
Even within the same neighborhood, values can vary based on lot placement, renovations, views, floor plan, and condition. That is why local market knowledge remains so important.
Finding Your Place in Scottsdale
